Mission Rock

The 2020 season welcomed the groundbreaking of an exciting mixed-use development called Mission Rock. In 2010, the Giants won the exclusive rights to develop Mission Rock at parking Lot A located across McCovey Cove just south of Oracle Park. The team has collaborated with the Port of San Francisco, city agencies, and neighbors on the overall vision for the new neighborhood. In 2018, the Giants selected Tishman Speyer as a development partner on the project. Tishman Speyer is a leading owner, developer, operator and fund manager of first-class real estate around the world. Together the project team invited world-class designers Studio Gang, MVRDV, Henning Larsen, WORKac, and SCAPE to partner with local architects to design the four premier buildings and major waterfront park that make-up phase one of the project.

As a centerpiece for the emerging Central Waterfront neighborhood, Mission Rock at full completion will include approximately 1,200 housing units - 40 percent of which will be affordable for low and moderate income families and individuals; 1.4 million square feet of high quality office space; and 250,000 square feet of eclectic, neighborhood-serving retail and local manufacturing facilities. Historic Pier 48 will be rehabilitated and a new parking structure will be constructed to serve ballpark and neighborhood needs. Capped by an expanded China Basin Park on McCovey Cove, the Mission Rock project will enhance public waterfront access with a total of eight acres of open space, and link the neighborhood to the broader San Francisco shoreline with a segment of the Bay Trail.
